We do not ask for, and do not knowingly collect, any special categories of data (such as health, political, or financial details) through this website.

How we use your data
We use the information you submit for a single purpose: to respond to your enquiry about this property. When you send the form, your details are delivered by email, through a third-party email delivery provider, to the Bernards Real Estate agent handling this listing, who then contacts you.
The legal bases for this processing are your consent, given when you submit the form, and our legitimate interest in responding to a request you have made of us.

Analytics and advertising
This site uses Meta Pixel to measure the performance of our advertising on Facebook and Instagram. When you submit an enquiry, certain details (such as your email and phone number) may be hashed on your device using SHA-256 before being shared with Meta. Hashing converts the data into an irreversible string, so Meta does not receive your details in a readable form. This supports conversion measurement and advertising matching.
We also use Vercel Analytics and Google Analytics (via Google Tag Manager) to understand, in aggregate, how visitors use the site. These tools help us see which pages and actions are most useful; they are not used to identify you personally.

Third parties and processors
We share data only with the service providers needed to run this site and respond to you. These act as our processors under contract and are not permitted to use your data for their own purposes:
- Our website hosting provider, which serves this site
- Our email delivery provider, which transmits your enquiry to us
- Meta, for advertising measurement, as described in Section 4
Some of these providers may process data outside the European Economic Area. Where they do, that transfer is governed by appropriate safeguards, such as the European Commission’s standard contractual clauses.
